The traditional approach

Normally an estate or land agent would market your land and charge you 2% of the price achieved on completion of the sale and any advertising costs they have incurred.

Mainly your land will have been purchased by a Property development company. Sometimes they develop the land themselves but on other occasions they will sell it to a construction company making yet more profit on what was your land. The construction company build and sell making yet again more profit from this piece of land.

So whilst you pocket £145500, others are continuing to profit from what was your land.

The Markway approach

We will work together to develop your land and you will share in a split of the final profit made on completion of the sale of the new property. This split is agreed in advance and could be either 50/50 or 60/40 in your favour based on the potential marketability of your land.

Your options summarised

  1. If you go down the traditional approach you will receive your money on completion of the land sale, but it will be less money
  2. Our route could generate substantially more money but you will have to wait until the new property sale is completed.


Summary – The Markway Approach


We would expect planning to take at least four to five months and six months for building. Sale activity commences as soon as full planning permission is granted

In the current slow property market, selling your land the traditional way may not produce a short term result and you will get less money for the land.

The Markway approach means that you will have a meaningful profit share in a new property by late 2009/early 2010 when it is hoped that prices will begin to improve again in a strengthening market.
